A landmark installation of 99 Markilux folding arm awnings transforms alfresco hospitality at one of London’s most vibrant destinations.
Located just a stone’s throw from one of London’s busiest transport hubs, Nova Place is a vibrant mixed-use destination serving a constant flow of commuters and visitors. Landsec’s vision was to elevate the external hospitality spaces across the modern development to create a cohesive, high-quality aesthetic while still allowing each venue to retain its own identity.
Previously, tenants relied on a mix of parasols, which had become tired in appearance and impractical in use. When closed and stacked, they created visual clutter, and when open, they offered limited protection from the elements.
The brief was clear: deliver a unified, premium solution using commercial awnings with the intention of enhancing the overall environment, improving functionality, and supporting year-round alfresco drinking and dining.
Working in collaboration with the project designer Rawls, and the main contractor Maylim, Breezefree delivered a large-scale installation of 99 Markilux 1600 motorised folding arm awnings, mounted back-to-back on bespoke steel ‘butterfly’ frames.
The Markilux 1600 awning was selected for its combination of refined design, proven durability, and engineering reliability. Manufactured in Germany, these high-performance folding arm awnings are often specified by Breezefree for commercial environments due to their robust construction, smooth motorised operation, and long-term resilience in demanding outdoor settings.

To balance consistency with individuality, a varied palette of awning fabrics was used. This allowed each restaurant, café, and bar to differentiate its space, while maintaining a unified visual language across the wider scheme.
Delivering a project of this scale in a high-footfall, central London location required detailed planning and close collaboration across all stakeholders.
One of the primary challenges was wind exposure, which was exacerbated by the open nature of the site, with high-sided buildings. The awnings needed to perform reliably in these variable conditions. This led to the development of bespoke steel butterfly frames, designed and fabricated by the main contractor, with input from Breezefree to ensure full compatibility with the folding arm awning systems.
Extensive coordination was also required to integrate electrical services for both the motorised awnings and infrared heaters. All designs and specifications were subject to approval by Landsec, resulting in a thorough but time-intensive sign-off process.
The installation was carried out over a three-month period, with the site remaining open to the public throughout. A phased approach was essential: Maylim completed groundworks and installation of the steel frames in stages, with Breezefree coordinating with Maylim to install the awnings, heaters, and electrical connections. This careful sequencing ensured minimal disruption to tenants and the public, while maintaining programme efficiency.
Awning sizes and frame layouts were tailored to each unit, clearly defining individual hospitality zones and reinforcing the connection between each venue and its outdoor seating area.
The transformation at Nova Place has been impactful. The introduction of high-quality, motorised commercial awnings has dramatically improved both the functionality and visual appeal of the space. Venues now benefit from increased covers and greater flexibility, with reliable shelter and shade enabling year-round use of their outdoor areas.
By day, the folding arm awnings provide clean lines and effective sun and rain protection. By night, integrated lighting and heating create a welcoming, intimate atmosphere that encourages guests to linger.
The result is a cohesive yet characterful destination: one that balances openness with defined, inviting spaces for each operator. A clear upgrade from the previous parasol solution, the scheme delivers a durable, design-led answer to the demands of modern hospitality environments.
